Environmental Due Diligence
The most common level of due diligence in property transactions is a Phase I Environmental Site Assessment. The Phase I Environmental Site Assessment is primarily conducted to reduce potential liability associated with environmental contamination of real property based upon Federal laws. The U.S. EPA recently defined the language that constitutes an All Appropriate Inquiry (AAI), which is now the industry standard.
